Functions Manual for the administration of the Housing Center Condominium located in the center of the Guayaquil

Abstract

Living in an apartment building or condominium means having to comply with a series of rules, such as, for example, paying the maintenance fee on time, respecting the rules of coexistence and the internal regulations, keeping informed of the management of the board of directors and the administration. In addition, you have to share with different families with different characteristics, since you live in what is called horizontal property. Therefore, it is very necessary to have a tool that coordinates all the activities that concern a proper administration of the property. The methodology used was under the positivist paradigm, with a quantitative approach, being a field research, cross-sectional and feasible project type, descriptive level. The population consisted of 91 co-owners living in the housing complex, with a sample of 25 respondents. The data collection technique was the interview and its instrument was the questionnaire, and the statistical study was used to analyze the data. In conclusion, it is necessary to create a manual of functions for the administration of the Condominio Centro de Viviendas.
